Looking To Reassign Your Contract?

Getting Started

Follow these simple steps to begin the process of reassigning your housing contract to another person.

  1. Locate a potential candidate. You will be responsible to locate the individual whom you would like to take over your contract.
  2. Fully complete an Assignment Intent Form.  You must sign an Assignment Intent Form before we can start the reassignment process. To receive this form, contact the leasing office and one of our Manager’s will be able to generate this document to your Resident Portal for you to sign.
  3. Pay the assignment fee. The Non-refundable assignment fee will need to be paid when completing your signature on the Assignment Intent Form.  This fee can be paid in office with a personal check or online through your Resident Portal, using one of the approved payment methods.
  4. Have the incoming resident apply. The individual who is taking over your contract must apply and be approved before your reassignment is completed.

Verification

Once the incoming resident is approved in our system, the following steps will need to be verified before we can facilitate your reassignment:

  1. You must have a current balance of $0. When moving out, if your account has a balance, it must be paid before we are allowed to accept your keys. Your takeover is not allowed to move in until your balance is paid off, including rent payments.
  2. All forms and fees are submitted and paid. All forms must be completed to allow your takeover to move in. If a fee is unpaid, your takeover will be unable to move in.
  3. You must turn in keys, and an inspection of your unit will be completed by our office. Please note, you will need to coordinate your move-out date based on your takeover move-in date. Our maintenance staff needs 5 business days, not including weekends, to prepare the room and make it ready.

 

Please note: When securing a potential candidate, the date of turnover must be at least 5 days prior to the start date of the new resident’s desired move-in date.

 


New Tenant

Prior to the incoming resident moving in, they will need the following items verified before we can issue keys:

  1. All fees paid, including first installment.
  2. Sign up for Simplebills account.The leasing office will send an email prior to move-in with link to complete registration.
  3. Verified proof of insurance or enrolled in Landmark Liability Insurance.
  4. Register for PetScreening account. Contact the leasing office for link to complete. All incoming residents must register for an account.

 

Please Note: Due to reassignments, we will send Wi-Fi credentials later and will not be readily available upon move-in.

 

Housing Contract Reassignment FAQs

By reassigning your contract, you are releasing all obligations of the contract to an approved applicant to resume said obligations through the duration of the contract.  When you Sub-lease the subtenant must pay rent and comply with the lease terms, but the principal tenant remains ultimately responsible for the lease. The Standard at Tampa does not allow subleasing and reserves the right to remove any one person not legally covered under an executed contract.

Once you have completed the process to reassign your bedroom, an inspection of your unit will follow your move-out and retrieval of your keys. We will assess the current condition of your bedroom prior to anyone moving in and charge accordingly. The incoming resident will have 48 hours upon moving in to submit their own move-in inspections to notate any damages prior to their arrival. At that time, they assume all responsibilities in this bedroom moving forward.

The office does not facilitate advertising available reassignments nor finds potential applicants; however, several residents find success searching various social media groups.

The reassignment fee is NON-REFUNDABLE. We suggest paying the fee once the reassignment resident is found if you are unsuccessful in finding a reassignment.

Yes. If you would like to take your contract back over for the Spring or re-assign just the Spring semester, please contact the office directly to coordinate.
